Asbestos Surveys

 

There are two types of surveys as described in HSG264, a management survey and a refurbishment and demolition survey.

 

The management survey is now the standard type of inspection undertaken. Its purpose is to locate as far as reasonable practicable, the presence and the extent of any ACMs in the building which could be damaged or disturbed during normal occupancy including foreseeable maintenance activities or installations, to access the condition.

 

Management asbestos surveys should cover routine and simple maintenance work. However, it has been recognised that where more extensive maintenance repair work is involved, there may not be sufficient information in the management survey and a localised refurbishment survey will be needed.

 

Management surveys will often involve minor intrusive work and some disturbance. The extent of intrusion will vary between premises and depend on what’s reasonably practicable for individual properties, i.e. it will depend on factors such as the building type the nature of construction and accessibility.

 

Refurbishment and Demolition Surveys

A refurbishment or demolition survey is required before any part of the fabric or structure of the building, is going to be penetrated this must be done before the work or project is about to start. Time must be given to the surveyor to carry out 1 @ generalised walk though of the building 2 @ desk top study to see what the building may or may not have been previously used for.

 

This type of Asbestos Survey is used to locate and describe as far as reasonably practicable, all ACMs in the in the area where refurbishment work will take place or the whole of the building if demolition is planned.

 

The survey will be fully intrusive and will involve destructive inspection as necessary to gain access to all areas, including those that may be difficult to reach; a refurbishment and demolition survey may also be required in other circumstances, eg. When more intrusive predicted maintenance activities or repair work will be carried out including the possibility of partial plant removal or full dismantling.

 

The type of asbestos survey required will be discussed with one of our technicians during the pre-site visit before any work begins. a  job specific risk assessment / method statement will be produced indicating all of the risks not only asbestos related, but will include and not limited to falls from height, working on  elevated platform, electricity to name a few. All employees will have a pre-job brief before any work begins and will read and sign onto the documentation. All samples taken will be sent to a UKAS accredited analyst qualified to ISO17025 standards.
